Development & Management Services

Development

The R.H. Ledbetter Properties team is experienced in all phases of development, including land assemblage, planning, entitlement, pre-leasing, financing, construction, and on-site project management.  

In addition, the development team oversees all aspects of construction to ensure budgets, deadlines, and expectations are consistently met.

By providing management and leadership of the entire development process, Ledbetter Properties minimizes construction time, decreases project costs, and maximizes quality. 

Property and Asset Management

Ledbetter Properties provides both seamless and comprehensive property and asset management services through leasing, lease administration, property maintenance, operational leadership, finance, and investor communications.  

R.H. Ledbetter Properties is committed to strategic and proactive asset management to capitalize on asset performance, growth, and investment return. 

Development Services

Acquisitions

  • Source the property and interface with the seller and their representatives through transparent communication
  • Negotiate fair acquisition terms of the purchase agreement, mitigating deal-level risk and ensuring the efficient and favorable delivery of the asset.
  • Orchestrate all aspects of the acquisition due diligence process through the closing 

 

Development

  • Define the scope of the project and formulate the development plan, generate operating proforma, development budget and capital structure
  • Define the project’s market and conceptualize, plan, and design the project to deliver a high-quality product, obtaining entitlements, approvals and permits
  • Fully assemble the project team, including key members such as general contractors, architects, engineers, landscape experts, interior designers, signage, amenity contractors and other key members, and carefully define each team member’s role
  • Execute

Construction Management:

  • Prepare the project for construction, including establishing and maintaining the project schedule, reviewing and approving project line-item costs in relation to project budget 
  • Prepare and monitor bank draws, lender inspections, and lien releases and conduct regular inspections to monitor project progress  
  • Preemptively resolve design and construction problems, participating in inspections, and providing close oversight on all change orders
  • Place the development in service, preparing and completing punch-lists and obtaining certificates of occupancy

 

Partnership Supervision & Investor Relations:

  • Lead all aspects of partnership management, including debt and equity sourcing, administering and streamlining accounting systems, overseeing distributions and asset-level liquidity needs. 
  • Administer transparent and periodically scheduled investor communications via InvestNext investor platform
  • Direct all reporting and administrative functions, including tax reporting, conducting internal audits, and working with third-parties or external auditors.

Management Services

Property Management

  • Manage the day-to-day operations, customer and tenant needs and associated servicing of tenant leases, with a strong billing and rent collections presence 
  • Oversee maintenance including structure, roof, HVAC, parking lot, utilities and more
  • Manage bookkeeping, accounting and lease administration and negotiate and oversee insurance coverages, risk management, property tax and vendor contracts and necessary annual reconciliations

Asset Management

  • Manage debt and equity needs of the property and partnership, managing distributions and accounting functions
  • Manage all administrative organizational requirements, including reporting, third-parties and any external audits
  • Drive effective marketing campaigns to enhance leasing and secure tenants
  • Utilize InvestNext, a secure, third-party platform to manage investor communications
  • Leverage current technologies to maximize management efficiencies

Construction Management 

  • Assemble and manage the construction team including general contractor, Landlord architect, Tenant architect and other necessary professional services, while preparing the project for construction 
  • Commence construction and maintain the project schedule, review and approve contractor and subcontract bids, assuring compliance with project budget 

Financing/Refinancing

  • Source the debt and interface with lenders 
  • Assemble all loan due diligence materials and manage the loan negotiation and closing process 
  • Provide guarantor strength and credit worthiness

Leasing

  • Source tenants and interface with tenant reps and brokers
  • Negotiate the terms of the Lease
  • Assemble all the lease due diligence materials and manage the lease completion process 
  • Coordinate all tenant improvement and turnover requirements 

Disposition

  • Source purchasers through the brokerage process and interface with purchasers and their representatives
  • Negotiate the price and terms of the purchase and sale agreement
  • Assemble all the due diligence materials and manage the due diligence and closing process

Leadership Team

Robert H. Ledbetter, Jr.

Chief Executive Officer

Robert (Bob) H. Ledbetter, Jr. is the Chief Executive Officer of R.H. Ledbetter Properties, LLC.

Bob has worked in commercial real estate development since joining the firm in 1990. He specializes in all aspects of the development and investment  process including land assemblage, partnership structuring, finance, acquisition, and construction. 

Bob coordinates site planning and construction management oversight, as well as administers joint venture, anchor tenant and ground lease negotiations, ensuring architectural, engineering and construction are coordinated and executed effectively.

E. Wright Ledbetter

Chief Operating Officer

E. Wright Ledbetter is the Chief Operating Officer at R. H. Ledbetter Properties, LLC, and joined the firm in 2002.

Wright is responsible for overseeing the management and operations of Ledbetter Properties’ real estate and investment portfolio, which currently consists of over 2 million square feet of retail, medical, restaurant and multifamily uses with combined annual operating revenues exceeding $41 million.

This oversight includes property management and maintenance, finance, budget performance, leasing, lease administration, and investor relations for all existing partnerships and investments.  Additionally, Wright is involved in new project development, investment, and disposition decisions.

Joseph C. Holmes, III

Executive Vice President - Development

Joseph (Joe) C. Holmes, III is the Executive Vice President for Development at R.H. Ledbetter Properties, LLC.

Joe is responsible for the day-to-day administration of the firm’s development activities as well as establishing, maintaining, and enhancing positive relationships with key tenants, brokers, capital sources, vendors, and other stakeholders. 

He sources acquisitions of new assets, sets priorities for each asset with the development team and manages the financial activities related to those assets, including managing debt and equity sourcing, creating financial projections, managing acquisition and disposition activities along with occasionally advising the firm’s principals on a wide variety of financial matters.

Andrew R. Gates, PMP

Vice President – Construction Management

Andrew (Andy) R. Gates is the Vice President for Construction Management at R.H. Ledbetter Properties, LLC, and joined the firm in 2017.

Andy contributes his construction and design background, along with his utilization of a disciplined process driven approach, to effectively plan and implement strategies that align with both short-and long-term investment objectives. 

His unique background allows him to proficiently communicate across industries and provide leadership, insight, and solutions for successful project execution.

Andy is also president of LBI Construction, LLC, and holds the general contracting license as the qualifying agent for the company.

Robert H. Ledbetter, III

Vice President – Asset Management

Robert (Bob III) H. Ledbetter, III is the Vice President for Asset Management at R.H. Ledbetter Properties, LLC, and joined the company in 2022.

Bob III is responsible for overseeing the retail real estate portfolio, which currently includes 16 both owned and managed shopping centers in Georgia, Alabama, Tennessee, and Florida, featuring some 230 tenant partners with a current 98% occupancy.  

Bob III’s oversight includes property management, leasing, lease administration, and operations with a focus on managing operating budgets, accounts receivable, CAM billing and reconciliation, real estate taxation, property insurance, and maintenance.
